How long is the lease?

We require a 12-month lease and occasionally go longer.
Who pays for utilities?

We pay for garbage service and handle all lawn care, snow removal, and general property maintenance. *Henning residents do pay garbage separately but have lower rent to compensate. You pay for electricity (heat), internet, and TV. We recommend Arvig for internet and TV but you are welcome to use any provider. Any drilling or bolt-on equipment must be pre-approved.
Who handles lawn care and snow removal?

We do. All mowing, lawn care and snow removal is included with your lease.
What appliances are included?

Modern kitchen appliances are included. All units are equipped with a refrigerator, range, dishwasher, and microwave. Laundry appliances are not included. Please provide your own washer and dryer.
What is the pet policy?

We reserve the right to ban any pet at any time, at our sole discretion. We do allow small, well-behaved pets if the responsible owner can demonstrate the pet is safe and quiet at all times. We have a zero tolerance policy for dangerous, noisy, or destructive pets. When outside, pets must be supervised and cleaned up after immediately. Visitors' pets are not allowed unless they remain in their vehicle at all times.
What is the smoking policy?

Smoking is not allowed in our buildings or on the premises. If anyone can smell it, you're too close.
